@MarkSavant Wow, I looked that one up. That is not the kind of data center I'm referring to.
That one will create a city. It's truly massive and the $10B is 20x anything I've been involved with.
They need infrastructure, both water and power and that will create a lot of permanent jobs.
This place is interesting because it's within an hour of a major city. So a couple can work in Baton Rouge and the other spouse at the data center and buy horse property in between and wait for the city to get there to sell to a developer.
I had an old boss who was wealthy by doing that every 10-15 years in CA. He told me to buy horse properties between the new jobs and old major city and they will come from both sides. Developers want a minimum of 10 acres, but 20 is better.
But I have to add, most data centers are much smaller than this one. I asked AI what it cost to build a data center for AI and it said the average is $100M to $500M. That is the range that I was involved with. Those are ones built in a city that use the existing grid and use HVAC for cooling. They are tiny compared to the Hyperion proposal.
I'm lucky enough to benefit from all of this, but I have children and hope they can have jobs and enjoy the life I had and right now the direction we are going is one of have and have-nots.
