It can cost $5k to hook up utilities if your house borders existing infrastructure... and +50K just to put 5km cable in the ground.
Depending on were they locate you that free road/utilities hookup and $12k adds up to a lot of money.
If you are a doctor or lawyer that studentloan nullification can also add up to the price of a house.
Sounds like a good deal to me.
